The Sojo Capital Lending and Growth Funds are designed to produce passive income for our partners and private lenders looking for a safe place to park their cash or retirement funds, which are collateralized or backed by hard assets.

How to Do Deals With Us:

  1. Join our Private Lending Fund Interest payments average 8-12% annualized APR, paid at the close of a deal. A fix and flip takes 3-6 months to turn and sell. Our private lenders consist of past clients, friends, family, brokers in our network, high net worth individuals, and others looking for a secure place to park money. All loans are collateralized by our houses by a Promissory Note and Deed of Trust recorded with the County. Deal information can be provided beforehand such as purchase price, renovation scope, after-repair value, holding and closing cost estimates and more. Our track record will also be provided to you in spreadsheet form as well as documents and disclosures. We have never lost money on a fix and flip in over eight years, since our inception, and our profits average almost twice that of most amateur flippers competing in the market.

  2. Join our Long-Term Growth Fund We sell shares in our portfolio so you can buy an equity position and invest with us. Our target IRR is 14% which represents a 2x on our cash in 5 years or less. We purchase single and multi-family assets and rent them to qualified tenants for a period of 3-5 years, often selling directly to the tenants after assisting them in financing. We also buy and sell positions via Option Agreements and by wrapping Promissory Notes. These instruments build major equity over time, usually six figures. Many of our leases are NNN and our houses sold to tenants on tailored installment sales, so our operating costs are lower than a typical portfolio. We are in five different markets to diversify our risk and catch appreciation where median prices are still low. Distributions and profits are made first to our partners pro-rata upon sale of the asset, and then to us. There are opportunities for Partners to roll-over their funds and receive tax-deferred treatment, as well as shelter their income with depreciation on our properties.
